Agency Fee for Tenant/s or Permitted Occupier/s:

All Tenants or Permitted Occupiers will be subject to a credit check before the tenancy can go ahead.
References include employer’s reference and previous landlord if applicable.
Each Tenant or Permitted Occupier will be included on a Tenancy Agreement.
Guarantor Fee (Per Guarantor):
1½ month’s rent.
Additional ½ month’s rent.
Check In/Check Out Fee:
Ranges from £90.00 to £150.00 depending on number of bedrooms and whether Furnished or Unfurnished (5 or more bedrooms or heavily furnished properties - by negotiation). These charges may vary from time to time and are not subject to VAT.

Fees to Landlord -

Let Only Service:
90% of first months rent.
Let only service includes marketing the property, carrying out accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on the potential tenant including credit checks and referencing.
As an additional service we can protect the deposit on behalf of landlords for peace of mind.
Rent Collection/Partial Management Service:
9% of the monthly rent.
Includes the Let Only Service and also includes monthly rental collection, pursuing non-payment of rent and providing advice on rent arrears.
Full Management Service:
60% of the first month’s rent, 12% of the monthly rent thereafter.
Full management includes all of the above, as well as getting quotes for repairs and arranging for repairs within the property, carrying out a 6 monthly inspection and notifying the landlord of the outcome, advising the council of a change of tenancy and holding the keys throughout the tenancy term.
Tenancy and File Set up Administration Fee:
To prepare the individual property file and accompanying administration plus drawing up a tenancy agreement.
Withdrawal from Let:
In the event of a Landlord withdrawing from an agreed let, any fees incurred by a prospective tenant will be the responsibility of the Landlord - £210 (inclusive of VAT) per tenant & £100 (inclusive of VAT) per Guarantor.
Tenancy Renewal Fee:
If the Tenant and Landlord wishes to renew a tenancy at the end of the initial tenancy (6 or 12 month’s unless otherwise negotiated between all parties), another tenancy will be drawn up or the tenancy continues as a periodic tenancy.
Termination of Agreement for Partial or Full Management Service:
To terminate a Partial or Full Management Service once commenced, the landlord agrees to give one month’s notice from the next rent due date and pay an additional termination fee equal to half of one month’s rent or £300.00 (inclusive of VAT) [whichever is greater], to Neville Turner. This amount will be deducted from the last rent collected by Neville Turner.
Ranges from £120.00 to £190.00 depending on number of bedrooms and whether Furnished or Unfurnished (5 or more bedrooms or heavily furnished properties - by negotiation). These charges may vary from time to time and are not subject to VAT.
Check In/Check Out Fee:
Ranges from £90.00 to £150.00 depending on number of bedrooms and whether Furnished or Unfurnished (5 or more bedrooms or heavily furnished properties - by negotiation). The check-out fee will include the unprotecting of the deposit where applicable and return it to the landlord. These charges may vary from time to time and are not subject to VAT.
Energy Performance Certificate (EPC):
An Energy Performance Certificate can be provided at a cost of £65.00 (No VAT).
Property Floor Plan:
A floor plan can be provided at a cost of £30.00 (No VAT).
Gas Safety Check/Certificate:
Regulations require gas appliance installation, pipework and fires in your property to be maintained to a safe condition and be checked for safety at intervals of no more than 12 months by a registered CORGI contractor.
